Bostancı apartments for sale, on the Marmara shore of Kadıköy

Bostancı apartments for sale from an agency that specialises in this one mahalle, at the eastern end of Kadıköy district. We read the title deed before a flat goes online, and we offer a video tour if you live abroad. We also tell you which of the two metro stations called Bostancı a listing means.

Four ways in and out of Bostancı: Marmaray, M4, M8 and the pier

Two metro stations share the name Bostancı, and they are not the same place. The M8 ends on the coast, with transfers to the Marmaray station and the pier, while the M4 station lies inland. If a listing says “near the metro”, ask which one it means. Read the Bostancı metro station guide

Walking Bostancı from the sea to the D-100

The mahalle covers about 1.8 km² and runs about 2 km inland from the shore. Choose a part of it by where you walk, what you see from the balcony and which station you use.

  • The pier and the station

The Marmaray station stands on Bağdat Caddesi, and the pier lies just south of it. This corner suits anyone who relies on rail and boat, so ask to see a flat at rush hour as well as in the morning.

  • The shore side

Coastal road works between 1985 and 1995 filled the shore, and the mahalle’s history describes four-storey blocks along it. Ask what stands between a flat and the water.

  • The inland end

Towards the D-100, popularly called the E-5, the M4 station sits underground. The history records eight- to ten-storey blocks away from the shore and the avenue, so higher floors can give a longer outlook.

  • The eastern edge

The stream Çamaşırcı Deresi runs along the boundary with Altıntepe, which belongs to Maltepe. A flat near this edge may sit in either mahalle, so read the one on the deed. See how to check an address

  • Along Bağdat Caddesi

The avenue’s Kadıköy stretch ends in Bostancı. The mahalle’s history describes five-storey blocks on both sides of it, so floor and age matter more than the street name.

Bostancı properties for sale

Every listing gives the gross area and divides the price by it, so you can compare flats per square metre. Filter by budget, part of Bostancı and view. A 2+1 listing is the two-bedroom plan, which our questions below explain.

The first Bostancı listings are being prepared

What we do for Bostancı buyers and owners

A single team covers the viewings, the paperwork and the aftercare, so you speak to the same people from your first inquiry to the handover of the keys.

  • Find and buy

Blocks replaced the old villas from the 1980s onwards, so a search for a house here usually ends in an apartment. Our shortlist follows your brief and records each building’s age, its floor and the station you would use.

  • Sell a flat

We suggest an asking price after looking at similar flats in the mahalle, photograph your home honestly and prepare the advert in both English and Turkish.

  • Let or rent

Owners who live abroad get a tenant search and reference checks. If you are moving to Bostancı, tell us whether Marmaray, the metro or the pier matters most.

  • Ask first

A question about a boundary, a fee or a deed costs nothing. If another part of Istanbul would suit you better, we will say so.

Buying in Bostancı from abroad: five steps

Overseas buyers follow much the same route. We stay beside you at every step, in person or on a call.

  1. Describe your brief

Give us a budget, the bedrooms you need and the station that matters most: Marmaray, the M4 or the M8. Say whether you want a sea view, a park or a quiet street. We reply with matching flats, and you can view them in person or over a video link.

  2. Get a tax number

Your passport is enough for a tax office to issue the vergi numarası (tax number). You need it for the sale and for the Turkish bank account that receives the payment.

  3. Order the valuation

A licensed firm inspects the flat and issues a valuation report. Foreign buyers file it with the Land Registry before the transfer can go ahead.

  4. Insure and sign

The DASK earthquake policy comes first. After that, both sides attend the tapu office to sign the transfer. If you need an interpreter, a sworn one can attend with you.

  5. Take the keys

We hand over the keys and help you with the utilities. Citizenship follows its own rule, which asks for property worth $400,000 or more, kept for three years and noted on the deed. A residence permit is not automatic, and no one can promise either decision.

Questions about Bostancı, answered

Which district is Bostancı in?

Bostancı is a mahalle, an official neighbourhood, of Kadıköy district on the Asian side of Istanbul, and the district’s easternmost one. Suadiye and Kozyatağı lie to the west, İçerenköy (in Ataşehir district) to the north, Altıntepe (in Maltepe district) to the east and the Sea of Marmara to the south. Kadıköy has 21 mahalle and 458,573 residents (2025).

Is Bostancı in Kadıköy or Maltepe?

The mahalle is in Kadıköy. Its eastern neighbour, Altıntepe, belongs to Maltepe, and the stream Çamaşırcı Deresi runs along the boundary. The M8 station that carries the Bostancı name stands on that Kadıköy–Maltepe boundary, so a station name alone does not settle the district. The mahalle printed on the title deed does.

Which Bostancı metro station do I need, M4 or M8?

There are two stations called Bostancı, and they are different places. The M4 station is inland, underground beneath the road interchange. The M8 station is the coastal terminus, with transfers to Marmaray and the pier. The two lines do not meet at Bostancı: their interchange is Kozyatağı. Ask which station a listing means before you plan a route.

Is there a Marmaray station in Bostancı?

Yes. The railway station first opened in 1872, closed in June 2013 for the Marmaray works and reopened on 12 March 2019 with the line. Suadiye is the next stop to the west and Küçükyalı the next to the east. High-speed (YHT) trains have been listed here too, so check TCDD Taşımacılık for today’s services.

How far is Dragos from Bostancı?

Dragos is not a neighbouring mahalle. On Marmaray, Cevizli, the stop for Dragos, is the fifth after Bostancı, past Küçükyalı, İdealtepe, Süreyya Plajı and Maltepe. Bağdat Caddesi runs on east through the same places. We quote no kilometres, so measure the route you would really take.

Can I buy a furnished apartment in Bostancı?

Furnishings are agreed with the seller and written into the sale paperwork. A listing says when a flat is sold furnished, which Turkish adverts call eşyalı, and we confirm the inventory with the seller before you pay a deposit.

What does 2+1 mean in a Bostancı listing?

The first number counts bedrooms and the number after the plus counts living rooms, so a 2+1 has two bedrooms and one living room. Kitchens, bathrooms and halls are not counted. Listings also give gross and net square metres, and the gross figure can sit well above the usable area.

Can foreigners buy property in Istanbul?

Foreign nationals can generally buy, with limits that depend on nationality and on the property’s location, so we check both before you pay a deposit. Before the Land Registry transfer you need a Turkish tax number, a valuation by a licensed firm and a DASK policy for earthquakes.

Does buying in Bostancı lead to Turkish citizenship?

The route needs property worth at least $400,000 that you keep for three years, and the deed records that condition. A cheaper flat falls short. Buying may also support a residence permit application, but neither decision is automatic, and nobody can promise one.
