Bostancı or Altıntepe? Check the address before you buy
Where Kadıköy’s Bostancı ends and Maltepe’s Altıntepe begins, why listings blur the line, and five questions that settle an address before you view.
Bostancı and Altıntepe sit side by side, and an advert for one can sound like the other. This is a practical guide for buyers: where Bostancı ends, how the two mahalle differ on paper, and which checks settle the address. We say nothing about which side is better, because that is not a fact we can source. The question here is only which district, which mahalle and which municipality a flat belongs to.
Bostancı Altıntepe: where the stream and the boundary run
Bostancı is a mahalle of Kadıköy district, on the Anatolian side, and it is the district’s easternmost one. Its neighbours are Suadiye and Kozyatağı to the west, İçerenköy in Ataşehir to the north and the Sea of Marmara to the south. In contrast, to the east lies Altıntepe, which belongs to Maltepe district. In fact, the stream called Çamaşırcı Deresi runs along the boundary. The name Bostancı itself comes from a guard post on the road into the city, a bostancı derbendi.
Bostancı Altıntepe in numbers: two mahalle, kept separate
At the end of 2024, Bostancı had 32,415 residents, according to TÜİK figures published by Kadıköy’s open data portal. That makes it the fourth most populated of Kadıköy’s 21 mahalle. Altıntepe, however, had 30,926 in the same year, according to Turkish Wikipedia. So keep the two figures apart. Nobody can add them up to describe “Bostancı”, because they belong to different districts.
Why listings blur the line: the M8 terminus, the pier and Bağdat Caddesi
Several things carry the Bostancı name across the boundary. The M8 terminus is called Bostancı, yet it stands on the Kadıköy–Maltepe boundary. In its speech at the July 2024 opening of the station’s surroundings, the Istanbul municipality (İBB) placed it right on the border of the two districts. In addition, Bağdat Caddesi runs on east through Altıntepe. For that reason, a listing can say “near Bostancı” about an address in either mahalle.
Read the title deed: district, mahalle, ada and parsel
The tapu, or title deed, settles the address. Its first section names the province, the district and the mahalle, then the ada and parsel numbers. For an apartment, it also gives the independent-section number. The land registry is kept per mahalle. Therefore, ask to see the deed details before you plan a viewing trip, and compare them with the advert.
Five questions to ask about a Bostancı Altıntepe address before you view
- Which district is the flat in, Kadıköy or Maltepe?
- Which mahalle is written on the deed?
- Which district municipality covers the address, Kadıköy or Maltepe?
- Which metro station is meant, M4 Bostancı or M8 Bostancı? Our metro station guide explains the difference.
- Which Marmaray stop is the closest?
If you are buying as a foreigner
The citizenship rule applies to the value of the property, not to its mahalle. It requires $400,000 of property, held for three years, with a note on the title deed. Also, a residence permit is not automatic, and nobody can promise an outcome. Finally, ask for an independent valuation, and read the buying guide for the full sequence of steps.
